SMR builder problems

Email threads keep pouring in on unscruplous builders. This time in Hyderabad. Be forewarned

SMR claims to be a reputed builder in South India. The experience of those who have bought flat in SMR Technopolis, Madhapur, Hyderabad is pathetic and people wanting to buy a flat in SMR are warned. The residents of the apartment were forced to unite together to fight against the atrocities of this builder. SMR promises a lot of facilities and attracts buyers but after they have managed to con the prospective buyer, then you just have to run behind them. All the owners have spent numerous numbers of hours just waiting on their office. Facilities such as play area, club house, sports court were promised. The flats were supposed to be ready more than 6 months back, but they are just not bothered to complete the flat. The commercial complex (in front of the apartment) corporates who have leased the office are being wooed and pampered since they pay exorbitant rent. The parking area supposed to be for visits of the residential area complex has been handed over the commercial. The decisions by the builder are taken without any consultation with the residents.

The area is a complete mess with workers all over the place and showing no signs of completion of the project. Most of the facilities promised in the brochure have not been provided. No wonder, the builder is finding it extremely difficult to sell some of his flats now. Recently, the builder had the audacity to ask for the monthly maintenance charges without even having completed the facilities and handed over the apartment. All complaints to the builder are falling on deaf ears.

If you are looking at purchasing an SMR property, PLEASE DO IT AT YOUR OWN RISK!

I also agree with this. The builder had promised that the apartment will be ready end of 2006. We did not get possession until mid 2007. Construction is still going on. Even at the time of booking, he had made us run around. At the last minute, he wanted to cancel our booking because the prices had increased and he wanted to sell it at a higher price. He is a conman. Beware!!!

MAY MR CHENNA REDDY AND RAMI REDDY DIE A DOGS DEATH FOR CHEATING THE TENANTS. CHENNA REDDY IS HALF THE TIME IN HOSPITAL WHICH MEANS HE IS CLOSER TO HELL. ALL ASSOCIATES WILL HAVE A PARTY WHEN HE DIES. HE GIVES A COMPETITION TO MOSQUITOES.....THE MF BOODSUCKER.....

Yes I agree with the above comments. Now SMR started lot of new projects in Hyderabad to cheat the new buyers.

Before purchase in their new ventures go & see their past project SMR Vinay City at Miyapur or tech polis at Madhapur.

They promissed a lot there in the above project & not even fullfilled 25% of the promices. The quality of construction is also poor. The project alomost delayed by two years. Still construction is going on. Just go to SMR Vinay City in Miyapur or any of their old projects & ask the residents before going to purchage in their projects.

Don't get cheated by the SMR

Worst construction quality.
Buyers better visit few houses of SMR Vinay City and find the views of the owners or tenants before purchasing.

Walls already has cracks. no proper alignment of tiles.
Black colored marbles. what not.

SMR builders started new projects in Hyder nagar, Hyderabad. They are promising lot of facilities.

Warning to the new buyers.

Don't get cheated.

Go & see the project SMR Vinay city in Miyapur & Tech polis in Madha pur.

The constuction quality is poor. Even ordinary builider don't do constuction like this. Eminities are reduced. Their MD don't even have manners how to talk to customers.

Before gong to purchase in their new ventures go and talk to the people in their past projects.

They are the worst builders ever seen. They are doing fraud.

SMR Builders are pretty bad in construction quality, time, owning responsibility for issues of residents in SMR Vinay city. There are many water seepage problems within many flats, wall allignments, workers, site engineers, MD and all the staff. No staff members listens and attends to the problems raised. People who plan to buy should contact the residents before taking decision. They handed over flat by 18 months late than promised.

All residents should unite and chase the builders till they get to hell.

I think most of the folks are from IT industry. How do you guys cheated by SMR? Offcourse, I also cheated by him by owning a flat in Vinay City

Now we need to look for a solution. Shall we go to the press? for the last couple of days he is giving articles in Eenadu the local paper.

Folks it is easy to cheat in India like, lamb goes to slaughter all the time in India. So you guys did, no use to fill your damage, seems like SMR is sitting on 500 Crores Debit. Not sure if SMR can complete the projects.
Instead of talking on blogs, better go and file a case against SMR and go to consumer court like a class action lawshite and get your work done + Damages for the loss.

Hi people....

We are around 15-20 people who have booked flats in SMR vinay galaxy in bangalore and are yet to do the agreement. The builder has the logo SMR holdings. We thot he is a very good builder in hyderabad. He has added a lot of things in his brochure, but now he says he will not be providing some amenities and specifications etc and we want him to update the agreement copy with all these things watevr he is saying by words. Please suggest us if we will be in safe situation by adding the clear things in agreement or this will also not help.

1 more thing we are facing now is , he has another project jus next to teh one we have booked in. And tat is under some dispute. We have told him clearly tat none is going to be shared between these 2 properties in future and he is giving this clause in the agreement. but he has constructed 1 internal road which is common for both the projects.
Please suggest if we need to go ahead or not? Your suggestions will help a lot in our life.

All the clarifications with respect to SMR vinay galaxy have been sorted out.
Got to know the real reason why this particular blog exists for vinay city. SMR is a reputed builder and i suggest the potential buyers not to take any decisions based on this blog. Please ignore my previous comment.

I do have booked a flat in SMR Vinay Galaxy,Bangalore. However i don't know if the decision is right or i need to get the booking cancelled. The committments made through the hoardings and net seem quite good at this cost. However the inputs from other old sufferers have created a confusion in our minds. Pls provide your comments.

Few more comments about SMR Vinay Galaxy. I met a guy who is backing off due to lack of ethics from mgmt. He has valid reasons with the completion date... I decided to back off from where I am now. He said that their group got it for 1800 Rs Range!! and still he is not convinced with the mgmt. I cannot imagine my plight @ 2100 range.. Thanks for this blog...it helped me to look @ builders in a different paradigm, otherwise, I should have regretted my decission.

Hi All,

We also booked a flat in SMR Vinay Galaxy on Dec 2009. I have no idea about the price 1800 per sqft. Because at the recession period in Aug 2009 once we visited SMR Vinay Galaxy and at that time price was 2150 per sqft , no negotiation. Now the price is increased to 2600. I have no complain against them. But yes I feel the construction progress is not that fast. Any was after dec 2010 they are going to pay money back to us as per the agreement. So I would recommend Vinay Galaxy thinking about future prospects.

I also heard about 1800 Range fro SMR vinay galaxy in Feb 2009. But I backed off as Mr.Srinivas reddy souned cunning in nature. Ofcourse my discussions never came to price negotiations. He said Jan 2010 is compeltion date and even now I notice flats (A block) is almsot same stage. Good that I haven't gone ahead, else I shud have sitting on huge pre-emis (he demanaded 60-70% release of funds!!). Guess it will definitely take one more year to compelte A/B block (not compelte...just in livable condition).

I am a Resident of SMR Vinay Regency and recently booked anther flat in SMR Vinay Galaxy. My Experience with SMR Group and Mr Srinivas Reddy is very good. Whatever was promised in my last flat was provided by SMR group and hope for same in this project also. I feel the price which SMR group group is quoting for SMR galaxy is steal compare to other projects in same area. Facilities which SMR group is providing in Galaxy are comparable with Brigade metropolis or other project in same area.

Booked a flat in SMR Vinay Galaxy, Bangalore. This Builder is pathetic on commitments. Project delayed for more than 1 year. Complete mismanagement of funds, has diverted all the project money into seeding new projects, now claims he doesn't have sufficient funds to finish the ongoing project. Only buy ready-to-occupy flats from this builder.

projects are delayed however seems to be better than many made by such B /C grade builders.Srinivas Reddy the managing director is a bastard out of some filthy bitch..this bloody swine and his family must die with shit in thier mouths for cheating people of thier futures....

No dirty words are left out in English, Hindi, Telugu , etc where residents have used and compared.
1. Don't have any business knowledge.
2. Arrogant and useless staff.
3. Good in collecting money.
4. Once made the payment - concept is WHO ARE YOU?
5. Creating conflicts between residents. Got huge success in Vinay city & Fountainhead.
6. No works are completed. Pending from last 7 yrs, Still goingon......!no end date
7. Swimming pool, Gym are locked.
8. Tennis court is damaged not even one month.
9. Swimminig pools lot of leakages.
10. No proper internal roads, already damaged.
11. Lifts are in pathetic condition, no AMC.
12. Staff's didn't get salary from last 6months.
13. Security guards are not getting salary from 6months.
14. No responsibility towards the completion of project.
15. NO money to complete the project and get lost of this project.

What else is required..... tell.


If you guys don't have any problems in LIFE, then buy flat in SMR. Amamzing haan...!

This is about Srinivas Reddy of SMR builders...He is a Pandi & fraud number one.He himself does not have any stake in SMR builders.The company is his father in law's and his wife Indira has actual stakes in it, given to her from her father.
Srinivas Reddy is a 2 cent fuckin servant with big mapla tag on his nose.. Wanders around on their bangalore projects, posing like a owner of the company in front of customers assuring quality etc etc while selling flats .When SMR's customary frauds ,cheatings , project delays are being questioned ,Srinivas Reddy emerges as a goon ..talks rude and threatens customers to stall the project, cancel their bookings..etc etc. These bastards are not credible at all.. PLEASE DONT entrust SMR Builders with your dream home
